"Well We Blew It"

Leave town for one weekend and all hell breaks loose! We could not have been more wrong about the Gift Barn Caper.

Our source was inside the Ober family so apparently they will say anything to get the taxpayers to bail them out.

Maybe we should just change the name of the town to Boondoggle.

If this flies with the voters of Mendon we will be very surprised. The track record of land dealings in this town speaks for itself. Elected and appointed insiders lying, spinning and covering up to get the taxpayers to bail their friends out of bad real estate. There seems to be no end to it.

The 8-acre gift barn property is an albatross. It will not perk, it has no usable frontage and on the open market it will fetch nothing near the 2 million dollar price tag. They are trying to stick to you again, don't believe a word of it!

If the property is worth that amount of money let them market it and give the town a 45 day first right of refusal. That will be plenty of time to schedule a town meeting and there will plenty of exposure and debate in the meantime. We dare them to do it.

The building will not pass code for ANY public use. No library, town hall, police station, fire station or public restroom... NOTHING!

The end result a purchase would be another $400 in taxes for the median home and the Ober's laughing all the way to the bank.

YOU ARE ABSOLUTLY RIGHT ON ALL COUNTS!

The rumor is that if the town does not buy it then a supermarket/strip mall type deal will follow. If that is true then I say we find out who it is and make them a deal they can't refuse on the land we now own across from the Zone that we have slated for commercial development. Time to play smart people.

Not right on all counts.
Even if it does not perc it means nothing. Put in raised systems.

Combine it with adjoining property, plenty of frontage.

MLS 70328588 8 acres commercial
Empty no buildings 1.1 Million

Gray property( fire station option ) 9.75 acres 7.3 acres dry
with one steel building 2 million

Untill you know the payment schedule it is not possible to say what the tax impact would be.

Blaming the Ober's for a mistake made by this blog ( I guess old Ed at MRC did check his sources )
Priceless

It means beau coup dinaro for any system installed, especially for any commercial business. Just ask Tom Hackenson what the Lowell’s system cost.

What are you going to knock down to gain that additional frontage?? Whatever it is add that cost to your project. Yea right!

Pie in the sky, that will never happen. Towns with under 10,000 in population and no highway access get no look from the big guys. No high impact businesses are coming here anytime soon.

7.3 dry acres are 4.3 acres more than we need for an entire public safety complex with lots of space left over for future needs. Retro fit of the steel building for fire department use will save $$$. We already have police station plans bought and paid for. Our calculator tells us that the Grey property is the best value. Police station 3 million, FD retrofit 2 million or less, land cost 2 million… Voila… 7 million dollar public safety complex with no clean up!

until you know the payment schedule it is not possible to say what the tax impact would be.
You are dead wrong! Use the school override figures or better yet the figures for the public safety complex. No matter how much lipstick you want to put on this pig, the Gift barn is a bad deal for Mendon taxpayers.

We didn’t blame the Obers for anything. We did say that members of the family lied to our sources. That just makes them shrewd not bad people. If they think that the voters of Mendon are as stupid as Cutler, Tinio and apparently Breen, they made the fatal mistake of underestimating their opponent. That is a pre-blog mentality.

One more thing… Your argument was priceless but you are clueless! Have a nice day.

What is it with Mendon? Are you out to buy up all the land? I agree a pig in the poke for the barn. No doubt Ober sees a good opportunity thanks to the Town's interest.

I agree with the Grey property for the entire enchalata Fire and PD. I think traffic studies would show that a good spot. I would think Rte 16 and North Ave would be awful and dangerous.

Here is a hint, why not let that stuff go for commercial? I don't think you would get a big box outfit there, but maybe some supporting shops and stores to help take some of the burden from the homeowner's already high taxes

it is rumored that sharon cutler wants the gift barn property for a new town hall. anyone got info on this? i'm waiting for the "anonymous caller" to call the state and have the town hall condemned.

Once again, the town of Boondoggle (Mendon)goes charging ahead with no coherent plan.
Keep up the commentaries. It seems to be the only thing that keeps these opportunists in check.

Yep, Sharon says she wants the gift barn for a town hall and she wants to turn the town hall into senior housing, after she converts the 2nd floor to house the fire department and then unconverts the second floor when the fire department finds a home.

I think this is proof of alternate universes....

of course grays is a good spot that area was brought to the town a few years ago... i guess they didnt like the messanger...

Who was the messenger???

The Gray property won't be available indefinitly. It's too bad that when a good deal for the town comes around that they can't grab it. Tinio,Amendolia, and Reed wanted to sign a P&S at the first meeting and Sharon said absolutly not.

Again, who was the messenger? And how is it that Sharon Cutler, though only one member of a board of three, seems to have been the determining factor in all decisions for the past three years? What is this strang power that she has? Or has she once again called out the flying monkeys?

as mentioned, Tinio was there. This was a PSB meeting not Selectmen.
