MUDDY WATER

WMRC's Ed Thompson reported this morning that Tussie Kimball has offered his land and building on Providence road to the town for a fire station. Nice timing. So now we will spend another bag load of money to review this new site.

Tussie, where were you 5 years ago? Why now on the day the PSBC votes on the Grey building?

We smell a rat here. Unfortunatly she is out of town this evening. Stay tuned!

Beware of Sand and Gravel men bearing gifts! Sure Kimball has been a good corporate citizen, but what is in it for him? Seems like there is always some angle. Look what he has done in Blackstone!!!

Is Kimball just trying to jump on the Mendon "let's buy everything we see and hope something good happens" bandwagon? Did he approach the town with an offer, or did someone in town government approach him?

Good Question. Does it matter who contacted whom? Probably not but it does raise the question of why now?

Maybe Tussie's will turn out to be the perfect fit for the town. Who cares how it happened. Looks like Gary Smith will have to go back to the drawing board on the overpriced "Gray" Elephant.

I agree the gray property looks like strong contender but we have absolutely no price leverage… no other options and this is reflected in the price (which I think is high). At the very least regardless of whether we pursue the Kimball option it offers up a timely (somewhat suspect) option and some price pressure. Could the selectman have fabricated something on the back end..... No your right probably not.

The selectmen have done an excellent job of negotiating the Gray property price downward.As a taxpayer I am thrilled, as a Realtor, not so much. It is no longer 2m. If only I had the power you all think I have. I work for the Grays, they tell me what the price is and I act accordingly. It's no different than when you sell your property. Denis Vachon of Vachon Mazda once told me "The sign of a fair deal is when the Sellers don't think they got enough and the Buyers think they paid too much" he had just paid me 3X the appraised value on my property. Actually, I think the selectmen are very pleased with the result of their extensive negotiation. The selectmen based their negotiation on an absolutly ridiculous appraisal (which I will show anyone but am forbidden to copy) The appraisal values "improved, industrial zoned" land at $90,000 per acre. That means a conforming, industrial lot with improvements from engineering to excavation to septic and all that's in between of 60,000 sq ft of dry land is worth $135,000. Any one can see that is absurd. The Selectmen have not formally agreed to any price yet but will probably make a decision one way or the other on Friday. Oh, and anyone that wants to view the comparable properties the appraiser used...pack a lunch it's a long ride.

It could be that Mr. Kimball saw that he was going to lose his rental income on those bays, so he decided to offer the town the property instead. Perhaps there isn't anyone else beating down his doors to rent those bays after the Fire Dept vacates. I say he's a savvy businessman, you can't fault him for that.

Tussie is a very savvy business man. He knows no one will pay the rent the town has been paying.

It's just Mr. Kimball jumping on the bandwagon. Why not? Everything in town is up for grabs, since the town continues to offer for any land that is rumored to be available.

Hey...can't blame him. If he has a comparable structure, or a suitable structure that's more affordable, why not? The market is on the decline (sell now) and the Gray prop was recently assessed at $500,000 below asking. Maybe the BOS is actually doing a good job negotiating and using Kimball to drop price on the Gray prop.
